Light commercial inspections are a general overview of all the major systems and components present in the building, including the structure, HVAC, plumbing, electrical, exterior, and interior (similar to the regular inspection).
The Standard Building Code is used to conduct the inspection on newer buildings. Light commercial inspections include low-rise office complexes, apartment complexes, investment properties, restaurants, warehouses, etc.
An inspector will conduct a visual, non-invasive evaluation of a building's structure, foundation, roof, exterior finish, HVAC, plumbing, and electrical systems during a Light Commercial Inspection. Additionally, the inspector examines light fixtures, smaller panels, and the electrical system for safety flaws.
After the inspection is complete, buyers receive a comprehensive, graphical, and simple-to-read report that includes recommendations for repairs and upkeep.
