What is an 11-month builder warranty inspection?

It is a full inspection of your home carried out near the end of the first year of ownership, while the builder’s one-year warranty still applies, so that anything found can be submitted as a warranty claim.

Why at 11 months rather than 12?

Because it leaves time. Scheduling at around eleven months gives you several weeks to review the report, write up your claims and get them to the builder before the warranty period closes.

What does the inspection typically find?

Common findings include settling cracks, grading and drainage problems, roofing and flashing defects, plumbing leaks, HVAC performance issues, and work that was never finished or was finished poorly.

What do I do with the report?

You submit it to your builder as documentation supporting your warranty claims. A written report with photographs is far more effective than a verbal list.

Is it worth it if I have not noticed any problems?

Usually yes. Many first-year defects – particularly in the roof, attic, crawl space and drainage – are not visible to an untrained eye until they have become expensive.
